Jus met a covillea owner, she had raised on her concerns & complained few time to management office. But no feedback given.
As per her, Wan - contractor had fixed it, but not fully resolve yet. Anyone had the contact from Berjaya HQ? Between, her complaint was store room upper ceiling is leaking.

may i know if any of the forum members here are berjaya staff? maybe u can share some of your opinion how we can quickly escalate certain issues to the right berjaya management person.

jus would like to inform that I have complaint to Berjaya Management on:
1. Unprofessional & rudeness from security guard. 2. Poor services offer by management office. 3. Poor signal for main entrance & car park entrance sensor.
Those complaint I sent it to Mr maran - Senior Manager from Berjaya Property Department.

I think many of us here face the same issues too.
alot of times when my cousin came to look for me, he has to even get down off the car to pass his driving license to the guards.
and they really look unfriendly as if we owe them money or something. no offense but i think even foreign workers are more polite in their manners.

Today discussion with Mr Maran - Senior Manager of Berjaya Property Management, Mr Hyder - Covillea Manager, Mr Manjit & Mr Devan (both from security company)
Security Guard: 1. Day & night shift - total of 5 security guards & 1 supervisor on duty. Block A & B will station 1, 1 at car park for patrolling & remaining 3 at security guardhouse.
Children play ground gate with immediate effect daily 6pm this gate will be close and re-open in morning.
P4A car park lift entrance with immediate effect daily 6pm this door will be close and re-open in morning.
Main entrance auto gate: Monday to Tuesday - will close at 12am till 6am. Friday to Sunday - will close at 2am till 6am.
Action / plan to be implemented on 1st September 2013: 1. All access door to be locked, only access with valid access card (black or white card). 2. Contractor vehicle is not allow to park at visitor parking bay. All vehicle to be parked at outside of Covillea condo & parked at own risk. All contractors allow vehicle enter to covillea premises for load & unload only. 3. Visitors parking bay mainly for "real" visitors & all residents are allow to park with maximum of 15 minutes. Any resident against this, car to be claimed. Unlock vehicle with minimum fee, fee subject to set by management office. 4. OKU parking only allow with OKU register vehicle & with valid OKU sticker. 5. All foods & newspaper delivery only allow to lobby level, security guard will assist to call resident by indoor-com system located at lobby level.
To follow up: 1. To increase traffic mirror at parking area. 2. To increase the sensor level at entrance gate.
To feedback: 1. P4A life entrance door & children playground gate still didn't close it. As for 7pm today.

Unlock vehicle with minimum fee, fee subject to set by management office. Especially point no. 3, I can only imagine where we will get treated like prisoners by wardens when we violate it. I think it should be increased to let say 1 hour, as some other residents may not be as fortunate to have a car park bay at lower floors, and they have to turn and turn around 8-10 times just to reach their car park bay. And sometimes, residents that need to park and be going out in a while, let say just came back from the park and coming back for shower to be going out for morning breakfast again should not be restricted to just park for 15 minutes. And there is no need to clamp the vehicles, unless it is a multiple offense of let say more than 3 times in a month or something. The punishment of penalty is even more ridiculous, we have been paying so much of maintenance fee and getting only half or less than what its worth, there is no need to collect even more fee. I can only imagine this fee will be increased year by year. Remember, rules are set to ensure security and safety, at all times, it should be ensured that it only creates minimal inconveniences. As we just residents and not prisoners. We need to encourage for best practices and not set rules for every single thing. "Those who give up liberty/freedom for security, will easily end up getting none of the both."

i ordered mcD today..i was told that delivery cant be sent to our unit, and we need to collect ourself at lobby, y is that so? its really inconvenience, since the reason i m ordering delivery is bcoz of i lz to get change n drive out... they r only here to deliver...guards can open lobby door for them...and within 5min they shud be leaving the block..
another thing is that the visitor parking is only allowed for 15min park by owners..its really troublesome for us who hav parking lot at 3rd,4th floor...i think the reasonable hours should be 2hours..or maybe anytime during day time...maybe just restrict overnight parking ..or 1-2hrs only on the weekends... i noticed most of the time now those visitors parking r empty anyway..
i dont know why they r making so many things so complicated n troublesome for us owners who r paying quite high maintenance fees everymonth...
pls let me know if i m the one being unreasonable here..

what the hell is happen to berjaya management? how come they change the rules whatever they like? they wan to change it then take immediate effect? we complaint it then keep us wait and wait!!! now ever block those food delivery guy to tenant unit!!! who are allow them doing this kind of stupid non-sense thing? can we stop paying the money for them to stop the stupid thing again? they do not have any better idea on this? just ask the security guard escort the delivery guy since they always slack at guard house smoke,eat,drink and laughing. I cant believe im paying so much money to make my life so difficult.
